2018 new homes sales at Lake Norman reveal it was a good year to be in the new home building business.
The median sales price of a new home was the lowest in Statesville. Notice they had a great years of sales, with the number of closed sales increasing by nearly 31%. Cornelius had the highest median sales price on the screen, and they had a dramatic reduction in the number of closed sales in 2018 compared to 2017.
Inventory levels of new homes at the end of 2018 were down, except for the Denver and Davidson areas. Mooresville, by far, does the highest volume of new home sales in the group. Sales were up just over 13% for the year. Inventory at the end of 2018 was sharply down.
Let’s break down the largest Mooresville market by zip code. The 28115 zip saw a big jump in closed sales compared to 2017, nearly 25%. Inventory in both zips has dropped dramatically.
Looking forward into early 2019, the wet weather of the Fall and Winter has delayed new home starts. So expect inventory to remain low. Buyer demand remains high.
