The number one item that my new construction home buyers look for is larger homesites. You’ll find them at Falls Cove at Lake Norman by Lennar Homes.
While not exactly huge, lots here average 1/4 of an acre, some as much as 1/3rd. That’s higher than many national builders. And, many lots back up to trees, which my buyers prefer. There’s more than larger lots size. There are some nice standard features on the exterior and interior of the 9 models sold here. All homes have Hardie cement siding and some brick or stone on the front elevations. You get a fully sodded yard with plantings in the front of each home.
Square footage starts with the Camden model at 2500 square feet and goes up to 3300 with their largest mode here, The Grisham. Let’s look inside the Durham model. Here and in all models, it will come with either granite or quartz countertops and subway tile in the kitchen, natural gas heat and fireplace, 9 foot ceilings downstairs, and a nifty connected home package that includes a smart front door lock, smart thermostats, ring video doorbell and mesh wifi. The community pool and clubhouse are going in now and will be open for the summer of 2022.
I made a video here about 2 1/2 years ago but there are plenty of lots left due to expansion. Falls Cove at Lake Norman in Troutman has about 80 of their 274 lots left to sell. That gives me the opportunity to help you buy here for around the next 12 months before they sell out. Going forward, expect sales prices in the 400s- and prices have been going up monthly.
Remember, the agent in the model home represents the builder, not you. Builders want me to bring qualified buyers like you, and they won’t charge you more to have me help you- and I make sure you are treated fairly and don’t misunderstand the contract.
