Mooresville Luxury Waterfront Homes Sales April 2019

We’ll compare two waterfront groups: homes priced from $1,000,000 to $1,999,999 and $2,000,000 to $2,999,999.

Waterfront sales were up 50% this April compared to last April for homes that sold for between 1 and 2 million dollars. Sales were flat for homes priced from 2 to 3 million dollars.

Median sales prices were down, dropping about 19% and 11% respectively. What is more important to look at are the sales-to-list price ratios. Homes in the 1-2 million group sold for 94.6% of list, while the more expensive homes sold for about 90% of list. This is a fact we typically see. The buyer pool for the more expensive homes is smaller = less competition = sit on market longer = SP/LP is lower.

We still have a decent inventory of luxury waterfront homes in Mooresville, about 6 to 7.5 months. This is generally neutral to slightly favoring buyers.
