There is a ranch plan, two story plans, and 4 models have the owner’s suite on the first floor. Here’s a look inside the Kipling on-site model home. It has 5 bedrooms, 3 baths and checks in at 2,764 square feet. The home has over $36,000 in options, bringing the total sales price to just over $467,000. The Jasper Model Home is next door. It’s about 300 square feet smaller than the Kipling. It has 3 bedrooms and 2 and 1/2 baths. With about $27,000 in options, the total sales price is just over $434,000.

The nice thing about True Homes is that they are a semi-custom home builder. They have several structural options that allow you to make each home work best for your lifestyle. The HOA fee is $325 per year. Sutter’s Mill 2 is only 3 miles from downtown Troutman, 5 miles from Lake Norman State Park, 5 miles from Mooresville shopping, and about 35 miles north of Charlotte. You’ll need $1500 down at time of contract. True Homes offers several incentives, including those for financing with a preferred lender, and they also offer credits for you to use at their design center! Average build time is about 6 to 9 months. 100 percent USDA financing is available at Sutter’s Mill 2.
